Your initial building or renovation design and planning consultation is free of charge. Appointments can be made in the evenings or at weekends. It is important for us to get to know your tastes, how you live, your lifestyle and the ideas you already have in mind for your renovation or building project.

At this early stage we will be able to advise you on any potential planning problems and how we can best overcome them. We can suggest ideas you may not have considered about how you can achieve a better and greater living space which is both feasible and will add significant value to your property.

We will also advise you if we think that there are any extraordinary circumstances where we consider planning permission would be turned down outright. This may include inappropriate change of use in the case of farm land or if your property is in a designated Area of Outstanding Beauty.

Our chargeable services are listed here in three stages.

Stage One

After the initial consultation meeting If you like our ideas we will return to take measurements and produce a written proposal with an outline sketch for you to see. The cost of this depends on the size of the project and will generally be between £250 - £500. This sum is later deducted (at Stage Two) from the price of formal building plans and reports for a planning application submission.

Stage Two

After the first meeting you may then decide to go ahead and commission plans to submit as a Planning Application. If you wish NG Property to do this for you we will make a further appointment to return for further discussion and to take exact measurements in order to prepare a formal building plan. This process usually takes three to four weeks and involves further consultations with you. During this stage it may be necessary for us to include a discussion with the local Planning Authority, the Heritage Officer (listed buildings, Cadw, etc) Building Control and under new Part L Regulations we may be required to undertake Energy Assessment.

Once you have approved the design we will submit the plans for consideration on your behalf with the relevant authorities.

Depending on the size and complexity of the proposed project the preparation of these plans will usually cost between £1,000 to £2,500

Stage Three

Once Planning Permission has been granted you can choose how you wish to proceed. If you would like N G Property to manage the renovation or new build project for you we will plan a Scheme Of Work, organise approved builders and other contractors, source materials and provide you with a project cost analysis.

Approximate figures will have been discussed during Stage Two as a matter of course. Now is the time for us to commit to paper what the true cost of the project will be in terms of time and money.

To suggest our prices here is impossible as each project has entirely different requirements. We will discuss costs with you in relation to the time-scales and complexities of the building or renovation project. We will have already discussed this at our first meeting and by the time we reach this stage we will have already developed a good working relationship.

However, if you just needed our advice and planning service and would like to use the plans to take over the project yourself you are welcome to do so.
